What is a home measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, an appraiser measures your property with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they make note of the layout of the rooms and other features, like closets, patios, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and detailed floorplan showing the total living area and the general layout of the home. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services required?

Property taxes

Property tax records often reflect the wrong square footage because the values can come from several sources, and occasionally go unproven — which means you may be taxed for more space than you own! Unless an appraiser has recently executed a valuation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before contesting your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a home or property

A measurement service can secure a fair price for your house. Living space is one of the biggest elements potential buyers examine when purchasing a home — but since square footage values are frequently approximated rather than properly measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of your home as well as the number of interested buyers. The only dependable method of using an accurate GLA when listing your property is to refer to a previous appraisal or home measurement service executed by an appraiser (after any updating that may have affected square footage).

Material for agents

To make sure that your client's home sells at a price that appropriately reflects market value, we suggest requesting a floorplan service for the property. Clients, and especially potential buyers, will appreciate your scrupulousness, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tactic for enticing potential buyers because they can review the layout and details of the home before and after a tour.
